What's covered

Three kinds of clearance jobs come up most

  • Probate and bereavement clearance — clearing a property after a family bereavement. Often sensitive timing, often complicated by an executor working at a distance. MTC handles this work in a quiet, respectful manner with no spectacle around the property; nothing leaves until you've signed off on the inventory.
  • Downsizing clearance — when the move is to a smaller property (a UK downsize, a Spanish apartment, a Portuguese coastal house). Common alongside an international move: the move takes the items you're keeping, the clearance handles everything else, and both are surveyed and quoted together.
  • Post-completion or void-property clearance — for landlords, executors, or buyers who've inherited contents that weren't part of the sale. Clearance scoped to a deadline, with photographs and inventory documented.

What's included in a clearance quote

  • Pre-clearance walk-through and inventory of what's going.
  • Identification of items with potential resale or charity value, with deduction applied to the quote where we can recover value.
  • Removal of all agreed contents from the property.
  • Responsible disposal: charity donation where items are reusable, recycling where possible, registered waste-carrier disposal for the rest. Recycling and disposal certificates issued.
  • Sweep-clean of the empty property — vacuum, basic clean, ready for handover.
  • Final inventory and walk-through with the client or their representative.

Optional extras for clearance jobs

  • Item-by-item documentation — itemised inventory with photographs, useful for probate or insurance purposes.
  • Specialist disposal — for items needing certified destruction (records, electronic media, confidential paperwork) or specialist routes (asbestos, hazardous materials — surveyed first).
  • Charity coordination — direct delivery of suitable items to named charities with receipt documentation.
  • Combined clearance and move — common when downsizing internationally. The clearance and the move are scoped on the same survey and run by the same MTC team.

What we won't do

  • We won't undertake clearance on a property where the access or instructions aren't clear in writing. Sensitive jobs need a documented brief, not a casual chat.
  • We don't accept clearance jobs on properties with unresolved tenancy or probate disputes. Confirm the legal position before we quote.
  • We won't bypass waste-carrier registration to dispose of things informally. Everything goes through registered routes; certificates are issued.
